"Mike jointly built my house, a 4,000+ square foot executive custom home on a large, treed lot, as a speculative project with another builder in the Mineola area of Mississauga in 2008, and I purchased it before it was complete. Because of this timing, I was able to negotiate some changes to the finished product that had not been contemplated at the beginning of the project. In these negotiations I found Mike to be reasonable and client-oriented. There were some hiccups in completing the project for the closing date due to some last minute problems caused by the plumbing supplier, but Mike was in constant communication with both me and the supplier to get these problems resolved, and he was clearly focused on keeping me satisfied. Since we moved in, we have enjoyed the house and received many compliments on it. Mike is very polite, even with conflict, he listens well, and adjusts. He is very concerned about his work, the finished product, and making sure his customers are happy. He is a real pleasure to deal with."

2ND STOREY WRAP-AROUND DECK:

"I spoke to several other contractors about replacing a very large wrap-around second-floor deck on my home. Some of them said they “didn’t do” second storey decks. The other two builders that I interviewed gave me estimates that were far beyond my budget. 
Mike and his crew gave me exactly what I wanted at a better price, without sacrificing quality, 
There were no unexpected charges once the project was underway. It was done on time and on budget to our complete satisfaction. It has been several years now and the integrity of the structure is intact and almost like new. 
There were a couple of unexpected challenges that came up, such as finding and replacing a wasp’s nest that had eaten through an important structural component on the house itself and replacing some rotten siding and inadequate flashing above a patio door. Mike took these in stride and only charged for the materials for the extra repairs. Part way through the project I asked if he could also put in a catch-basin and regrade the patio at the base of the stairs to the deck and he cheerfully did so, at a very reasonable price. 
I would hire Mike again because I know he would do good work and stand by his work if there had been a problem. I value this peace of mind when so many other people are unhappy with their contractor once the job is complete."
 

ENSUITE & BATHROOM RENOVATION:

"I hired Greenbilt Homes after they did a couple of very satisfactory jobs for my mother and my aunt. I was looking for someone who could come in during the summer months when we were away at the cottage and, with little oversight, undertake a fairly complex job successfully. I trusted Mike Manning to do this without much oversight by me because of his extensive experience with very large projects (he normally builds homes and additions) and the high quality finish carpentry work I had seen in his previous projects. Not only was I completely satisfied with the results, but Mike also went above and beyond what we expected of him. A bathroom which was not in the scope of Mike’s project and that had been renovated only a few years before – - was in bad shape. Mike noticed that there were serious ventilation issues that were degrading all the materials in the room. He did not charge me for his time as he worked to rectify the ventilation issues, negotiated with a millwork shop to rehabilitate all the cabinets and coordinated the project. This attitude was what I valued most of all."

In our dealings with Mike we found him to be very professional, experienced and knowledgeable. Mike was very personable, accommodating, and attentive. His team and subcontractors were professional and highly skilled; the workmanship was excellent. We were satisfied with the pricing and found it to be fair. We did encounter problems with one subcontractor, regarding the quality of the installation of a front entry door system. Both the product and the quality of the installation were substandard. Mike acknowledged the problem and eventually resolved the issue by installing a superior product. Further to his credit, Mike absorbed the additional cost of the reinstallation himself. We would not hesitate to recommend Mike and his team for their professionalism and excellent workmanship."
